New Build purchased off plan

Indicates if we can potentially consider an application for a new build purchase ‘Off-Plan’. Buying new build property off-plan means you agree to purchase a property before the property is built or sometimes before construction has even started.

We can potentially consider an application for a new build purchase ‘off plan’. This would be subject to underwriters approval.

New Build Warranty: AEDIS

Indicates if AEDIS is an acceptable new build warranty to us on new build properties.

We are not able to accept this warranty

New Build Warranty: Build Assure

Indicates if Build Assure is an acceptable new build warranty to us on new build properties.

We are not able to accept this warranty

New Build Warranty: Building Life Plans

Indicates if Building Life Plans is an acceptable new build warranty to us on new build properties.

We are able to accept this type of warranty

New Build Warranty: Buildzone

Indicates if Buildzone is an acceptable new build warranty to us on new build properties.

We are able to accept this type of warranty, which includes Buildcare.

New Build Warranty: Checkmate (Castle 10)

Indicates if Checkmate (Castle 10) is an acceptable new build warranty to us on new build properties.

New Build Warranty: CRL Management Ltd

Indicates if CRL Management Ltd is an acceptable new build warranty to us on new build properties.

New Build Warranty: ICW

Indicates if Premier Guarantee Scheme is an acceptable new build warranty to us on new build properties.

New Build Warranty: Professional Consultants Certificate

Indicates if Professional Consultants Certificate is an acceptable new build warranty to us on new build properties.

We are able to accept the Professional Consultants Certificate as an acceptable new build warranty. Architects certificate accepted. Where the property is being supervised by a qualified person the Conveyancer must ensure that the Supervisor is a member of one of the following professions: • Royal Institute of Chartered Surveyors (FRICS or MRICS) • Institute of Structural Engineers (F.I.Struct.E or M.I.Struct.E) • Chartered Institute of Building (FCIOB or MCIOB) • Architectural and Surveying Institute (FASI or MASI) • Association of Building Engineers (FB.Eng or MB.Eng) • Chartered Institute of Architectural Technologists • Architect registered with the Architects Registration Board (ARB). Must be registered with ARB even if also a member of another institution, for example Institute of The Royal Institute of British Architects (RIBA) • Institute of Civil Engineers (FICE or MICE) • The Conveyancer must obtain a copy of their Professional Indemnity insurance and must ensure that the policy provides cover for a period of not less than six years.

We are not able to accept this warranty

New Build Warranty: Q Assure Build

Indicates if Q Assure Build is an acceptable new build warranty to us on new build properties.

We are not able to accept this warranty

New Build Warranty: Zurich Municipal "New Build"

Indicates if Zurich Municipal “New Build” is an acceptable new build warranty to us on new build properties.

We are not able to accept this warranty

Non Simultaneous Sale and Purchase

Indicates if we can potentially accept a situation (on a residential basis) whereby an applicant is not selling their related sale property on the same day as the onward purchase. For example, this situation might arise when there is a deadline on a new build purchase and the sale is not quite ready to complete resulting in a non-simultaneous sale and purchase.

We do not accept cases where a simultaneous sale and purchase is not occurring

Number of credit reference agencies used

Indicates the number of credit reference agencies we may use during the entire application process. 

We use TransUnion as a credit reference agency when assessing applications
